Abstract

1. UNWTO's Tourism 2020 Vision forecasts that international arrivals are expected to reach nearly 1.6 billion by the year 2020. 2. By 2020 East Asia and the Pacific is in the top three with forecasted growth at rates of over 5 per cent per year. 3. The resilience of the Ball tourism market is shown by the steady Increase in total passenger arrivals at Ngurah Rai International Airport in 2000-2005. 4. The recovery process after the Ball bombing 2 appears to have progressed at a faster pace. 5. In 2000, the ratio of international to domestic tourists to Ball was 66%:34%. In 2005, 48%:52%. 6. Japan, Australia and Taiwan, Malaysia, Singapore, USA, France Germany, Netherlands have been Bali's major source markets. 7. Pecatu now is not as attractive as other Bali destinations. But the area is well developing now while the price of land is still low. So with the same investment we can provide better resorts. 8. The subject site is suitable for villas of middle segment with five star facilities. The positioning statement is "A sanctuary on a high value property with good facilities at reasonable price". 9. Targeting Low segment is not feasible, considering the investment on good facilities nor High-end segment since it is not supported by a good location. 10. Our Proposed Project has favorable Net Income at the pessimistic scenario of 7% of the total expense, but 24% and 39% at most likely and optimistic.
