Abstract

We chose these subject bases on our market observation in these recent years, there has been a growing interest from local international companies to rent and operate their businesses in big office budding to provide more convenient to their customers and employees, sport their brand image and give their company better value as they occupied better place in the better strategic area. From that site of view we come out with PT Loka Mampang Indah Realty as the office tower bidding rental located at Jakarta Outer Ring Road, giving the concept of life-style office environment with a very large green area surrounded. Then for better management they are authorized PT Procon Indah as consultant for PT Loka Mampang Indah Realty. Arkadia Office Park is well occupied by a lot of multinational companies. But the main problem is most of the contract will expire soon, which they are the biggest renter in the building. May they would not continue these contracts. In this condition if the tenants decide not to continue the contract, Arkadia Office Park needs to work fast to find new tenants. As we go further into the data gathering required for analysis, and to come out with better solutions we go ahead with by getting primary data through focus groups and distributing questionnaires. Regrettably, duc to limited time, we focus on very specific questions to give us good measurements of the selice, analyze our strengths & weaknesses, so we can provide strategic advice and workable solutions, for better service in the future. For bench marketing, we go to the buildings around Green Arkadia Ofice Park in the same area, to see, touch, feel and compare by our self the differences between our product and their product, we compare the price, safety, safety, facility and all over the whole service. Writing this paper was very good learning experience for us. We hope it would be worthwhile for PT Loka Mampang Indah Realty as well as other readers.
